The Problem

A homeowner in a new build got in touch because their underfloor heating had never worked not once since the system was installed. The property had three separate zones: underfloor heating, radiators, and towel rails. The radiators were coming on fine, the towel rails were working, but the underfloor heating stayed completely dead regardless of what the thermostat was set to.

What I Found

Going through the system layout and controls, it was clear fairly quickly that the heat pump itself wasn't the issue. Everything on the heating side was generating heat as it should. The problem was somewhere between the controls and the underfloor zone the call for heat was being made but nothing was acting on it. That kind of symptom, where one zone simply doesn't respond while everything else behaves normally, almost always points to how the controls have been wired rather than anything mechanical.

What I Changed

I set up a video call with the homeowner and their electrician so we could go through the wiring together in real time. Working through it terminal by terminal, we found the fault a control wire had been landed on the wrong terminal during installation, which meant the underfloor zone actuator was never receiving the signal it needed to open. Once the wire was moved to the correct terminal, the zone responded immediately. From there we checked all three zones in sequence to confirm everything was activating correctly, and I walked the homeowner through how the controls worked so they felt confident managing the system going forward.

The Outcome

With the wiring corrected, the underfloor heating came on and held temperature for the first time. All three zones underfloor, radiators, and towel rails were operating correctly, and the homeowner had full control of their system. What had looked from the outside like a serious system fault turned out to be a single installation error. Finding it took a methodical approach rather than guesswork, and the whole thing was resolved in one call without anyone needing to visit the property.
